It was essential that the building conveyed a strong sense of quality and functionality and was aesthetically pleasing with the overall appearance of the building and surrounding landscape on Church Street.

The challenge

Goodman Properties identified a need for a high-quality storage and amenities facility that can accommodate the evolving needs of businesses. With a strategic location in the heart of Auckland’s industrial activity, it saw an opportunity to provide premium office and warehousing space.

Recognising the shortage of such units in Penrose and Mount Wellington areas, Goodman Property took on the challenge to deliver a state-of-the-art facility that meets the demands of the market.

Our response

The 4,530m2 portal framed warehouse, which includes a two-storey office and amenities block, boasts a welcoming, aesthetically pleasing street facing façade. The design reflects the “long life, loose fit” philosophy, providing a regular grid layout that allows for flexibility and future subdivision if required.

Materials were chosen with longevity, cost-efficiency and ease of installation in mind. The warehouse is clad in pre-cast concrete panels and coloursteel cladding, finished in Goodman’s signature colours, while the office is clad in compressed fibre cement sheet with expressed joints, a commercial aluminium window system and aluminium louvres for solar control.

The warehouse roof features profiled plastic skylights that allow for maximum natural light, while LED lighting in zones enables daylight harvesting and occupancy sensing in amenities and meeting rooms. Temperature sensors are installed in each thermal zone, allowing for accurate air-condition regulation and energy-saving.

Electrical distribution boards within the warehouse deliver easy maintenance and flexibility, with all areas having separate distribution boards and metering to enable future sub-tenanting if required.

The building’s appearance from Church Street was given careful consideration, with attractive landscaping at the front of the site and the yard setback and below road level for screening purposes.

The impact

The overall design portrays a sense of functionality and quality, with materials chosen for durability and low maintenance.
