Luxury mountain resort transforms Alaskan tourism experience

In collaboration with Boston-based Sasaki Associates as design architect, RIM Architects, now part of GHD served as Architect of Record for Hotel Alyeska, Alaska's premier mountain resort. The 280,000-square-foot facility features 307 guest rooms, multiple restaurants, pool /fitness center and recreational amenities in Girdwood, Alaska.
The challenge
Developing a world-class mountain resort in Alaska's challenging climate required careful integration of three distinct buildings while meeting stringent luxury hospitality standards. The project demanded coordination between multiple stakeholders, including the Municipality of Anchorage, State of Alaska and Federal Government agencies. The 280,000-square-foot complex presented unique structural and environmental challenges, requiring seamless connections to two 2-story wood structures housing additional amenities. Each building component required specific environmental controls and design considerations to withstand extreme weather conditions while maintaining guest comfort.
Our response
Our team provided comprehensive construction administration services throughout the two-year build, working closely with the developer, Seibu Alaska, and Sasaki Associates. We served as the critical liaison between government agencies and project stakeholders, facilitating approvals and ensuring compliance with all jurisdictions.
For the main resort, we integrated advanced building systems to handle Alaska's climate while creating luxurious spaces for dining, recreation and events. The design emphasized natural light and mountain views while maintaining energy efficiency.
We completely revamped mechanical and electrical systems while creating a peaceful retreat featuring 120-degree mountain views, massage rooms, treatment areas and a vichy shower room. The design incorporated rich cherry woods and earthy green tones to complement the natural setting.
The impact
Hotel Alyeska established itself as Alaska's premier mountain resort, earning the 1996 National Ski Area Design Award and 1995 Celebration of Anchorage Honor Award. The project catalyzed tourism growth in Girdwood while setting new standards for luxury hospitality in Alaska.
The facility's thoughtful design has stood the test of time, continuing to provide an exceptional guest experience after decades of operation. The project demonstrates our ability to deliver complex hospitality projects in challenging environments while managing multiple stakeholders.
